Supply is mostly new or recent: the four- to six-storey buildings and townhouses of the Highway 40 and boulevard de la Cité-des-Jeunes neighbourhoods, plus the older buildings of old Dorion near the Vaudreuil station. The condo there costs $136,500 less than in Pointe-Claire ($517,500) for twenty more minutes on the train: that is the calculation young West Island households make. The neighbourhoods north of the 40, around boulevard de la Cité-des-Jeunes and the shops, concentrate the recent buildings with elevator and the 2010 to 2025 townhouses in co-ownership: the market's volume, with young syndicates whose budget and Bill 16 reserve fund study must be read, because the first years' budget is often underestimated. Old Dorion and old Vaudreuil, near the Vaudreuil station and boulevard Harwood, sell the older buildings and a few conversions, cheaper. Vaudreuil bay has a few condos with a view. Île-Perrot ($383,673, 72 days) is the neighbouring alternative, slower still.
New construction dominates: the developer sells with a GCR warranty, taxes extra (GST eliminated up to a million for a first-time buyer, QST due), delivery in 6 to 24 months, and the extras (parking, storage, air conditioning) as add-ons. The resale under ten years old offers immediate occupancy, extras already paid, a settled syndicate budget and a tax-included price; in a 57-day market with new phases in competition, it negotiates.
