Buying a house in NDG in 2026 means buying in an area where the median house sells at $1,247,000 (-5% over one year, 18% over five years) in 49 days, with 94 houses listed and a condominium at $611,250. The budget starts around $800,000 and runs to $1,800,000 depending on the street and the property type. On the island of Montreal the question of type matters as much as the question of price: a large share of what looks like a house is in fact a plex or a divided co-ownership, and the minimum down payment is not the same. The method does not change: written pre-approval before the first showing, area chosen on closed sales, offer documented by the last three sales on the street, inspection and a full read of the documents before conditions come off.
The QPAREB's NDG/Montréal Ouest area sold its median house at $1,247,000 (-5% over one year, 18% over five years), in 49 days, with 94 houses actively listed; a condominium there trades at $611,250. For comparison, the island of Montreal as a whole sits at $834,250 for a single-family house and $483,000 for a condominium. Upper NDG, between Somerled and the Monkland Village, sells the semi-detached and detached houses that set the ceiling: this is where the bidding happens. The streets south of Sherbrooke, toward Saint-Raymond and the tracks, sell duplexes and triplexes at a real discount and are the entry point to the borough. Montreal West, a separate town with its own taxes and its own train station, sits inside the same QPAREB area and pulls the median up. And the blocks around Loyola and Concordia are dominated by rental and student demand, which changes what a plex is worth.
The plex question: a very large share of what looks like a house in NDG is a duplex or triplex, and an owner-occupied plex is financed and taxed differently from a single-family home. Pre-1940 construction: knob-and-tube wiring, lead service lines, stone foundations and old windows are the line items to document. Montreal West is not Montreal: different tax bill, different permit rules, different school map, all inside the same area statistics. And the Décarie trench, whose noise and air quality vary street by street.

It depends on the property type and the street. At a median of 49 days, a property priced at its street's level gets its offers quickly, but the gap between two streets in the same borough can exceed $200,000. Always document your offer on closed sales, never on other offers.
