The sectors, and where the good deals are

The NDG of avenue Monkland and the streets between Sherbrooke and Côte-Saint-Antoine is the most sought-after and expensive: brick semi-detached houses, cottages, tree-lined streets, Monkland Village on foot. The Loyola and Somerled sector, to the west, is more family-oriented and a notch more accessible; that is where the volume of house sales happens. The south, toward Saint-Raymond, Highway 20 and the Glen site, offers the most affordable condos and plexes in a changing sector. Montreal West, an enclaved town, completes the QPAREB sector with its detached houses and its train station. The good deals of 2026 are houses above $1.2 million listed for more than 60 days, and condos between $290,000 and $430,000 (9.1 months of inventory).

Why the high end negotiates, and the rest does not

NDG is the west-end neighbourhood where the supply of large houses rose most in 2026 (94 active) while buyers above $1.2 million compare with Westmount, Hampstead and Mount Royal, where prices have not moved in five years. As a result, the seller of a large house must price on the last three sales of the street and accept conditions; the buyer regains leverage for the first time since 2020. Below $900,000, in semi-detached houses or condos, the market stays with the seller or balanced, and delays stay short for a well-presented property.
