Comparison · Candiac vs Mascouche · 2026
Two new suburbs, one south and one north, $205,000 apart for homes that look alike: here is how to decide between Candiac and Mascouche by profile.
Candiac and Mascouche are the two new suburbs that have drawn young families for ten years, one in the south on the 30 and the 15, the other in the north on the 25 and the 640, and $205,000 separate them: an $820,000 median house in Candiac-La Prairie (QPAREB sector 41) in the second quarter of 2026 (+4 % year over year, +33 % in five years) in 39 days, against $615,000 in Mascouche (sector 30) (+7 %, +54 %) in 23 days, the North Shore's shortest delay. The condo too: $450,000 in Candiac-La Prairie against $362,250 in Mascouche. Candiac sells Square Candiac, the exo station and the Brossard REM fifteen minutes away; Mascouche sells the terminus station, the new neighbourhoods and the price. The choice: the standing, the south and the REM in Candiac; the same recent home for $200,000 less in Mascouche.
Candiac-La Prairie is $205,000 more expensive in median ($820,000 vs $615,000), for often similar homes (2005 to 2025, garage, suburban lot): the gap comes from the south (the REM, the 15, the proximity of the Champlain bridge), from Candiac's standing and from La Prairie pulling the median up with its pricier sectors. Mascouche rose faster (+54 % vs +33 % in five years) because it started lower. The condo follows: $450,000 in Candiac-La Prairie (Square Candiac, recent buildings) against $362,250 in Mascouche (townhouses).
