Across the 41 cities tracked, over the past 12 months (October 2025 to September 2026), condos sold in 27 days in median of cities; by price bracket, under $250,000 33 days; $250,000 to $350,000 26 days; $350,000 to $450,000 24 days; $450,000 to $600,000 26 days; $600,000 and up 40 days. The gap between the fastest and slowest brackets is 29 days in median; the top of the market ($450,000 and up) sells more slowly than the bottom (under $350,000) in only 20 cities out of 41, and faster in 14; the $600,000 and up bracket exceeds 30 days in 21 of the 30 cities where it sells enough for a median; the best-selling range goes in 15 days or less in 9 cities; the all-sales median exceeds 30 days in 18 cities. The fastest bracket is most often $350,000 to $450,000 (12 cities), the slowest $600,000 and up (16 cities). What the table says

Condo days on market do not follow price the way house days on market do. In only 20 cities out of 41 do condos at $450,000 and up sell more slowly than those under $350,000; in 14 cities, the top is the fastest. The bracket most often the slowest is $600,000 and up (16 cities), the one most often the fastest $350,000 to $450,000 (12 cities). In median of cities, a condo sells in 27 days all sales, against 24 days between $350,000 and $450,000 and 40 days $600,000 and up; the all-sales median exceeds 30 days in 18 cities out of 41, where that is the exception for houses. The 29-day median gap between the fastest and slowest brackets is the most useful figure in this table: a seller who knows which bracket the condo falls in knows how long to plan and whether to expect a bidding war or a negotiation; a buyer knows whether to make an offer in the first week or wait. Days on market year by year, condo against house, are in days on market by city; the same table for houses, in house days on market by price.

How to read the table

Days on market is the number of days between listing and the accepted offer, in median of condominium sales closed over the past twelve months (October 2025 to September 2026). Centris ranges are grouped into five brackets suited to condo prices; the bracket's figure is the average of the ranges' median days, weighted by their sales. A bracket with fewer than 5 sales is not published. The figure measures sold condos; those that expired without selling are not included (condos that do not sell by city).

Method

Statistics module of Centris (Matrix), October 10, 2026 queries, one query per city (Condominium category, past-12-months period, grouping by sale price), median days on market and number of sales by range. Only aggregates are published. The distribution of condo sales by price range, in numbers, is in condo sales by price range; the condo sold-to-asking ratio, in condo sold over asking by city.

Frequently asked questions

Why do the cheapest condos often sell more slowly?

Because a condo's price does not say everything about what it costs. Under $250,000 sit the oldest buildings, the heaviest condo fees relative to price and sometimes a thin contingency fund: the buyer, often at the limit of their financing, hesitates and compares. Between $350,000 and $600,000, recent condos with reasonable fees find a taker fast. It is the reverse of houses, where the top of the market almost always waits longer than the bottom.
