Gap of each floor's median price on the city's median condo, sales from January to September 2026. n/a: fewer than 10 sales.
Most rewarding top floor: Laval (+79%), Montreal (+41%), Quebec City (+22%). Towers (10th floor and up) have a publishable median in 7 cities; at the top: Quebec City (+66%), Laval (+28%), Longueuil (+21%).
"Ground floor" groups the 1st floor, garden level and semi-basement. The "Floor" field accepts several values: the top floor overlaps the other brackets. The gap compares groups of condos that also differ by size, building age and area, not the effect of the floor alone.
Centris (Matrix) Statistics module, queried on October 24, 2026 with the same parameters for each city: Condominium category, closed sales, median sale price and number of sales per year from 2016 to 2026 (2026 from January to September), for each bracket of the "Floor" field and with no criterion. Fewer than 10 sales, or a median below 40% or above 250% of all condos: median left blank. A city is published if at least three brackets have enough publishable years, including 2026. Aggregates only. Past results do not guarantee the future.
Our other condo series:
Each series is recalculated from actual sales, aggregates only.
The ground floor often costs less and gives direct access; a high floor offers the view and quiet, often with higher condo fees. Compare fees, exposure and noise before choosing: a broker on the team can do it with you.
We publish cities with enough condo sales by floor for reliable medians. A broker on the team can pull the same statistics for any area.
