One page per city, same definitions, same source: the median condo price by year since 2016, set against houses, then the last 12 months of days to sell and ratios.
Across the 48 cities tracked, the median sale price of a condo rose 106% (median) between 2016 and 2026 (January to August), against 126% for single-family homes: condos kept pace with houses in only 10 cities. A condo is worth 64% of a house (median of cities) and sells in 30 days. Largest increases: Beaconsfield (170%), Sorel-Tracy (167%), Boisbriand (153%); smallest: Montreal (67%), Rouyn-Noranda (53%), Westmount (34%). 307,461 condo sales. Condos rose less than houses almost everywhere: in 38 of 48 cities, single-family homes gained more value in ten years. The exceptions, where condos caught up with houses: Beaconsfield, Boisbriand, Candiac, Joliette, Kirkland, La Prairie, Rosemère, Sainte-Julie, Sorel-Tracy, Vaudreuil-Dorion. Condos also dip more often: 46 of 48 cities have at least one year when the annual median condo price fell, while the annual median for houses almost never does. The most expensive condos sell Westmount ($835,000), Beaconsfield ($625,000), Pointe-Claire ($583,750); the least expensive Rimouski ($284,000), Rouyn-Noranda ($270,000), Victoriaville ($261,500). In 2026, 35 of 48 cities sit above their 2025 median.
A 150% gain says where the city started, not that it is "better". The "condo / house" column is the most useful one for a buyer: under 60%, the condo is the entry level of a city of houses; above 70%, it is the dominant product and is priced almost like a house. Days to sell describe the condo market this month: under 25 days, buyers compete for units; above 40, they negotiate. Each city page details the ten years, the comparison with houses, the last 12 months and, for 38 cities, the price by building age and by number of bedrooms alongside condo fees.
Every series comes from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same settings for all 48 cities: Condominium category, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price by year over ten years, then median days to sell and sold-to-asking ratio by month over 12 months. The tables by building age and by bedrooms come from condominium sale listings of the twelve months to September 16, 2026, read on September 19. Only aggregates are published. Two cities were left out for lack of sales (Sept-Îles, Val-d'Or). The same exercise exists for houses and for plexes.
Because condo supply follows demand: towers get built, land does not. When prices climb, deliveries of new condos increase and hold the median back; single-family homes are hardly built any more in established cities. Condos also fall more easily when rates rise, because their buyers are more often first-time buyers and investors.
