Condo with garage · 40 cities · Centris 2016-2026
One page per city, same definitions, same source: the median price of a condo with a garage by year since 2016, against all condos, the indoor parking premium and the share of sales with a garage.
Across the 40 cities tracked, a condo with a garage sells for 16% more than the median condo in 2026 ($66,775 at the median). The rarer the garage, the more it costs: Magog (+68%), Saguenay (+53%), Chambly (+46%), versus almost nothing where it is the norm, such as Pointe-Claire (0%, 81.7% with a garage), Dorval (+3%, 63.8% with a garage). Source: Centris (Matrix), compiled on October 19, 2026.
A garage adds 16% to the median price of a condo in 2026, or $66,775, at the median across the 40 cities tracked. But the average hides a simple rule: the garage costs money where it is rare. It adds 25% or more in 10 cities; where more than 60% of condos sold have one, the premium stays under 20%, and often under 5%.

Highest premiums: Magog (+68%, 20.5% with a garage), Saguenay (+53%, 11.6% with a garage), Chambly (+46%, 11.9% with a garage), Sainte-Julie (+44%, 51.2% with a garage). These are markets where condos are mostly low-rise buildings with outdoor parking: a garage signals a higher-end unit. Lowest premiums: Saint-Lambert (+5%, 75.5% with a garage), Dorval (+3%, 63.8% with a garage), Pointe-Claire (0%, 81.7% with a garage), Mont-Tremblant (-17%, 40.3% with a garage). There, most condos sold are in towers or recent projects where a garage is included. In Mont-Tremblant, the premium is even negative: resort condos, often without a garage, are the most expensive.
The garage is becoming the norm: its share of sales has risen since 2016 in 24 of 40 cities, and reaches Pointe-Claire (81.7%), Saint-Lambert (75.5%), Boisbriand (71.9%) at the top of the list.
"With a garage" = the Centris listing declares at least one garage (indoor parking). Condos without a garage cannot be isolated, because an empty field is not counted: the premium compares condos with a garage to all condos, which include them. It measures the typical condo with a garage against the typical condo, not the value of a single parking space: condos with a garage are also often newer and larger.
Centris (Matrix) Statistics module, queried on October 19, 2026 with the same settings for each city: Condominium category, criterion "Garage (number)" 1 or more, then the same query without the criterion; median sale price and number of sales per year, 2016 to 2026 (2026 since January). A city is published if it has at least 6 years with 10 or more sales with a garage, including 2026: 40 cities out of 45 queried. Aggregates only. Past performance does not guarantee the future.

Each series is recalculated from actual sales, aggregates only.
The premium in the table is a market average. For a given condo, what counts is the status of the space (private portion or common portion for restricted use), its registration in the deed, its access, the condo fees attached to it and how scarce parking is in the neighbourhood.
Sometimes, when it is a separate private portion: the declaration of co-ownership says so. A broker from the team checks this before your offer.
We publish the cities where sales with a garage are numerous enough for a reliable median. A broker from the team can pull the same statistics for any city or any building.
