Condominium category, whole municipality of Quebec City, Centris (Matrix), ratios in whole percentages. Gap: ratio vs asking minus ratio vs original, in points. House: same ratio, Single-family category.

At 100% of asking, Quebec City is a city where a well-priced condo goes without a discount: there is almost no margin between the listed price and the paid price. For a seller, that means listing at market price, not above it to "leave room": the room does not exist, and an overpriced condo expires while its neighbours sell. For a buyer, an offer 10% under asking is a lost offer; negotiation plays out on inclusions, the closing date and condo fees already paid. The same ratio for houses, year by year, is in sold over asking in Quebec City; the condos that expire without a sale are counted in condos that do not sell in Quebec City.
One ratio per year for all of Quebec City, Condominium category: what buyers paid relative to what sellers asked, with houses alongside for scale. Above 100%, bidding wars win over negotiation; below, the reverse. The year's median condo price translates the ratio into dollars, as an order of magnitude. Cities with fewer than a hundred condo sales a year move a point or two on a handful of sales: read the four-period plateaus, not each year.
On average, no: 100% of asking in 2026 (Jan. to Sep.), or the asking price met, with bidding wars and discounts offsetting each other. Condos have never exceeded their asking price on average in Quebec City since 2016.
Yes: houses sell at 103% of asking in 2026 and condos at 100%. At the 2021 peak it was 100% against 97%: bidding wars hit houses first, and condos followed a year later in many cities. Across the 41 cities tracked, condos are negotiated more than houses in 19 in 2026.
The asking price is the one listed at the time of sale; the original price is the one from the listing's first day. When the two ratios differ (0 points in 2026 in Quebec City), sellers cut their price before selling. For a buyer, a condo whose price has already dropped is a seller who has started to move.
