Average sale price and median asking price, Income property category, Centris (Matrix), October 10, 2026 harvest; median sale price and sales, September 16 query. 2026: January to September.

In Quebec City, the average-to-median gap (13%) is that of a normal plex market: a majority of ordinary duplexes and triplexes around $600,000 and a pricier minority pulling the average to $678,780. For a seller, the rule is simple: the price is set on rents and recent sales of comparable plexes, the city average only places the market; for a buyer, the difference between the two figures is the margin of what exists above the ordinary duplex, and the sold-to-asking ratio (-4%) says how much is negotiated in 2026. The median price and its trajectory are in plex prices in Quebec City; the same calculation for houses, in average house price in Quebec City.
One average price, one median price and one asking price per year for all of Quebec City. All three are read with the number of sales beside them: 494 sales in 2026 (nine months) give solid medians; in a small city, ten sales of six-unit buildings move the average by several percent. 2026 counts January to September. The Income property category includes duplexes, triplexes, quadruplexes and buildings of five units and more sold on Centris.
$678,780 on average in 2026 (January to September), against $600,000 in median and $624,900 median asking price. In 2016, the average price was $389,990.
Because the average counts expensive plexes at their price and the median only counts their number. In Quebec City, the gap is 13% in 2026 ($78,780), against 18% in 2016; across the 23 cities tracked, it is 13% in median.
The median, and above all the rents and recent sales of comparable plexes. The city average places the market, it does not set a price: an ordinary duplex listed at the average price waits for a buyer who wants a bigger building. The median asking price ($624,900) and the sold-to-asking ratio (-4%) say what sellers listed and what they got.
