In the Outaouais, the cottage rose less than in other regions, +134% in ten years, and the 2020-2021 wave was shorter there: 98 sales in 2021 against 97 in 2025. It is a region where a cottage is still a cottage, $364,500 in median, far from house prices: the second-home buyer still finds a lake there without paying a second suburban mortgage. For a seller, the buyer pool is more seasonal and farther away, and the time to sell longer; the price is set on sales from the same lake or sector over the past two years. Land prices in the region, often the first step toward a cottage, are in land prices in the Outaouais.
One price and one number of sales per year for Outaouais as a whole. What the page measures: the price at which the middle cottage sold each year and how many sold. What it does not measure: the price per square foot, water access, the number of seasons, or cottages sold without a broker. The cottage, here, is a single-family house whose Centris listing carries the Recreational zoning: a second or primary residence in a recreational zone, by a lake, in the mountains or in the woods, sold through a broker. Cottages in ordinary residential zones and sales without a broker are not included. For a specific cottage, a broker from the team pulls sales from the same lake and sector.
$364,500 in median in 2026 (January to September, 68 sales), against $155,500 in 2016 and $272,450 in 2021. Recreational zone, sold through a broker, all municipalities of the region.
The median cottage rose +134% in ten years in the Outaouais, including +56% between 2019 and 2021, the two years when remote work sent city households to the lakes: 98 sales in 2021 against 75 in 2019. Since 2021, +34%.
