One page per region, same Centris query: the median price of cottages sold in recreational zones every year since 2016, the number of sales, the 2020-2021 wave and the house alongside.
Across the 12 regions tracked (10,921 cottages sold on Centris since 2016), the median cottage went from $158,875 in 2016 to $159,500 in 2019, $247,250 in 2021 and $350,125 in 2026 (Jan. to Sept.): +162% in ten years (10.1% a year), including +62% between 2019 and 2021 and +36% since 2021. Sales went from 765 in 2016 to 1,180 in 2021, then 1,200 in 2025 and 864 from January to September 2026; the sales peak is 2021 in 1 regions and 2020 in 7; 2025 sales are below 2021 in 6 regions. The cottage doubled in 9 regions, it is at its peak in 2026 in 7 and at least 3% below its peak in 4; it sells above the median house of the tracked cities in 2 of the 12 regions where the comparison exists. The cottage is the property that best told the story of the pandemic. Between 2019 and 2021, its median price did +62% across the 12 regions, and sales climbed to 1,180, the series peak in 1 regions: remote work sent city households to the lakes, and they bought what was for sale. Since then the market has calmed, 1,200 sales in 2025, below the 2021 level in 6 regions, but the price has not come down: +36% since 2021 in median, because the stock of well-located four-season cottages was never replenished. Gaps between regions run from one to three: Estrie ($499,000), Laurentides ($498,000), Lanaudière ($465,000) on one side, Montérégie ($322,000), Abitibi-Témiscamingue ($250,000), Bas-Saint-Laurent ($234,500) on the other, and the rule is distance to the cities: two hours from Montreal or Quebec City, the cottage sells at the price of a house; five hours away, it is worth a third. For a buyer, the table places the budget by region before choosing a lake; for a seller, it says whether their region is one where the price holds or one where 2025 sales made buyers patient.
The cottage, here, is a single-family house whose Centris listing carries the Recreational zoning: a second or primary residence in a recreational zone, by a lake, in the mountains or in the woods, sold through a broker. Cottages in ordinary residential zones and sales without a broker are not included. The median mixes the four-season cottage on a large lake and the summer camp without water access; a region whose median rises may simply have sold more high-end cottages that year. Read the three-year trend and the number of sales beside it. The house alongside is the median of the region's cities tracked in our price series, not that of the whole region.
Statistics module of Centris (Matrix), October 9 and 10, 2026 queries, one query per region (Single-family category, Recreational zoning, all municipalities), median sale price and number of sales by year over ten years. A region is published if it has at least 10 sales in 9 years out of 11. Only aggregates are published. Land prices by region, often the first step toward a cottage, are in land prices by region and city; home prices by city, in home prices by city.
The figures say they have not: +36% since 2021 in median across regions, with fewer sales. A market where sales fall and the price holds is a market where sellers are not in a hurry: those who bought in 2020-2021 live in their cottage or rent it out, and those who sell do so at the price of recent comparables. The regions where the median cottage sits below its peak (4 out of 12) are those where the mix of sales changed, not those where the same cottage is worth less.
