Nobel is Brossard's tallest tower and the first plugged directly into the REM: that is its argument, and its price. In June 2023 the developer advertised condos "starting at" $560,000 for two bedrooms and $775,000 for three (Le Courrier du Sud), with 95 % of condos sold at that date; in September 2026 it no longer publishes prices, and resale counts about twenty units for sale and as many for rent. Two facts to know before offering: according to La Presse on September 4, 2026, the Nobel condo syndicate is among five syndicates of Devimco projects in litigation with the developer over "construction and design defects" (amount claimed not published), and tenants filed complaints with the rental tribunal in 2024 over air conditioning and water infiltration. That does not make Nobel a bad building; it makes the syndicate's minutes and the status of the claims a buyer's first reading, and a point the seller must document before listing. The condo-rental mix (289 apartments on the lower floors) and the REM walkway do the rest: strong rental demand, and a resale market that compares with the neighbouring Oria and Magellan towers.

In Brossard and Saint-Lambert the median condo sold for $404,000 in Q2 2026 (-3 % year over year, +29 % in five years) in 50 days, the longest condo delay on the South Shore. New supply around the REM (Solar Uniquartier, DIX30) weighs on resale: a seller competes with the developer next door. In August 2026 the South Shore had 28 % more listings than a year earlier. Three checks before any offer, whatever the building: the reserve fund study and any past or voted special assessments (Bill 16 now requires a study), the syndicate's minutes for the last two years, and the share of rented units, which affects financing and building life. A unit listed 3 % too high in a building with ten units for sale does not get shown.
