LUM Pur Fleuve is the only tower complex in Brossard directly on the riverfront with downtown views: that is its main argument, and it cannot be copied. The building mixes condos and rental units, which a buyer will check in the declaration of co-ownership; at resale, view and floor make most of the price gap between two identical units.

In Brossard and Saint-Lambert the median condo sold for $404,000 in Q2 2026 (-3 % year over year, +29 % in five years) in 50 days, the longest condo delay on the South Shore. New supply around the REM (Solar Uniquartier, DIX30) weighs on resale: a seller competes with the developer next door. In August 2026 the South Shore had 28 % more listings than a year earlier.
