Foreclosures (sales under judicial control and lender repossessions, as flagged by the "Repossession" box on the Centris listing). Single-family category, all municipalities of the region, Centris (Matrix), harvested on the night of October 13 to 14, 2026. Gap published from 10 foreclosures in the year. 2026: January to September.

In the Saguenay–Lac-Saint-Jean, foreclosures are coming back: 29 foreclosures of houses in 2025 against 23 at the 2023 trough, the year when almost everything sold before reaching the repossession stage. The return of high rates since 2023 and mortgage renewals have put properties back under judicial control. For a buyer, this does not mean guaranteed bargains: a foreclosure sells without legal warranty, often without a full visit or a seller's declaration, and the good ones are negotiated in multiple offers. The price is compared with sales in the same area, not with the median of foreclosures. For an owner struggling with payments, the statistic also says something else: selling before the repossession, at market price, remains almost always the best outcome, and a broker can organize it in a few weeks. How to find and buy a foreclosure, and what the law allows the lender, is explained in our foreclosure guide.
One number and one price per year for Saguenay–Lac-Saint-Jean as a whole, all municipalities combined. The number of foreclosures is small: 29 in 2025, 9 in 2026, and a median computed on 10 or 20 sales moves with two or three properties. The median price of foreclosures is the median of a small sample: it moves with the type of property repossessed that year and is neither a guaranteed discount nor a promise of a bargain. The gap with the median of all sales is published only for years with 10 or more foreclosures; elsewhere, "n/a". The all-categories column adds repossessed condos, plexes and land.
29 foreclosures of single-family houses in 2025 and 9 from January to September 2026 in the Saguenay–Lac-Saint-Jean, against 125 in 2016 and 23 at the 2023 trough. All categories: 38 in 2025.
Not in general. In the years where at least 10 foreclosures sold in the Saguenay–Lac-Saint-Jean, the median foreclosure price sits 38% below the median of all sales in median; it is an order of magnitude on small samples, not a discount. A foreclosure sells without legal warranty and sometimes without a full inspection: the price is compared with sales in the area, and the work is counted.
No: 29 in 2025 against 32 in 2024; the trough was 2023 (23), the peak 2018 (158). Across the 15 regions, 2025 is up on 2024 in 7.
On Centris, foreclosures carry the mention "sale under judicial control" or "repossession" on the listing, and a broker can filter them for you. The lender must follow the Civil Code procedure (prior notice, 60-day delay) before selling; the buyer buys without legal warranty, often with a longer acceptance delay and no seller's declaration. The inspection and the check of charges at the land registry are not optional.
