The mention to look for on Centris, the filters that actually work, what the site never shows, and the method to buy a foreclosure without a mistake.
On Centris, a foreclosure is spotted by the mention "reprise de finance" in the listing text, not by an official filter: the keyword search, the description and sometimes the title carry it, and the listing usually states "sold without legal warranty of quality, at the buyer's risk". Most resales after taking in payment go through Centris, but Centris shows neither the prior notices registered in the land register 60 days earlier, nor every sale under judicial authority, nor the properties the creditor sells by agreement before listing. A broker's alert that combines Centris, the land register and notices of sale is the only way to see them in time; the pre-purchase inspection, the certificate of location and a solid pre-approval replace the warranty and the seller's declaration that are missing.
It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration.
