In the Saguenay–Lac-Saint-Jean, land has been the asset that rose the most: +199% in ten years, more than the house in most of the region's cities. The 2020-2021 wave, when 181 lots sold in a single year, drained the stock of ready-to-build lots and recreational land; what has sold since costs twice as much. For a land seller, the price is negotiated on recent sales of the same type, residential, wooded or agricultural, not on the region's median; for a buyer who wants to build, the lot has become a real share of the budget, to check against servicing and construction costs before signing. One price and one number of sales per year for Saguenay–Lac-Saint-Jean as a whole, all municipalities combined. The number of sales is the reliability benchmark: 74 sales in 2026 and 122 in 2025 give a reliable median; under 20 sales, a few transactions move it. The median lot rose +199% in ten years in the Saguenay–Lac-Saint-Jean, against +118% in median across regions. Most of the increase came with the 2020-2021 buying wave (181 sales in 2021), which emptied the stock of ready-to-build lots.
The two markets are not in the same series: the lot is Centris's Land category, of every size, the house is the single-family.
