Behind that median, the price doubles from one end to the other: $550,000 to $700,000 for a 1960s to 1980s bungalow in sectors A, B and C near the Champlain bridge, $750,000 to $950,000 for a cottage in sectors M, N, O and R, more than a million for the large homes of sectors L, P and S near Quartier DIX30 and Parc de la Cité. Brossard-Saint-Lambert (QPAREB sector 42) sold its median house for $803,000 in the second quarter of 2026, +2 % year over year and +26 % in five years, in 41 days (43 over twelve months), with 320 houses active (+3 %). It is the South Shore's second-highest median after Candiac-La Prairie ($820,000) and even with Boucherville-Saint-Bruno ($800,000); Saint-Hubert ($602,500) and Vieux-Longueuil ($623,000), next door, are $180,000 cheaper.
