Eight hundred and three thousand dollars in median, but from $550,000 to more than a million depending on the sector's letter: here are Brossard's 2026 house prices, in numbers and explained.
A house in Brossard costs $803,000 in median in the second quarter of 2026 (QPAREB's Brossard-Saint-Lambert sector), +2 % year over year and +26 % in five years, sold in 41 days, with 320 houses active and a seller's market in every range, including above $1.2 million (7.8 months of inventory). Behind that median, the price doubles from one end to the other: $550,000 to $700,000 for a 1960s to 1980s bungalow in sectors A, B and C near the Champlain bridge, $750,000 to $950,000 for a cottage in sectors M, N, O and R, more than a million for the large homes of sectors L, P and S near Quartier DIX30 and Parc de la Cité. The condo costs $404,000 (-3 %). Here are the figures by sector, what each budget buys and what makes the price.
Brossard-Saint-Lambert (QPAREB sector 42) sold its median house for $803,000 in the second quarter of 2026, +2 % year over year and +26 % in five years, in 41 days (43 over twelve months), with 320 houses active (+3 %). It is the South Shore's second-highest median after Candiac-La Prairie ($820,000) and even with Boucherville-Saint-Bruno ($800,000); Saint-Hubert ($602,500) and Vieux-Longueuil ($623,000), next door, are $180,000 cheaper. Under 4 months of inventory, the seller leads and a fairly priced house goes in three weeks; above 8 months, the buyer leads and the delay is counted in months.
Year over year, Brossard rose 2 % (7 % over the trailing twelve months), less than the South Shore (+2 % for the quarter, +5 % over twelve months): the high price slows the rise. In five years, +26 %, the South Shore's weakest rise (+39 %), because Brossard was already expensive in 2021 and the eastern towns (Sainte-Julie +49 %, Chambly +43 %) caught up part of the gap. In August 2026, the whole South Shore was at $655,000 (+3 %) with 28 % more listings: supply is climbing, the price holds.
The sector first: the sector's letter is worth $100,000 to $300,000 for the same house. Then the year and the type: 1960s bungalow, 1990s cottage or 2010 home. Then condition: an up-to-date roof, windows, kitchen and bathrooms add; a documented foundation, drain or pyrite takes away. Published forecasts (Desjardins, QPAREB, CMHC) expect stable to moderately rising prices in 2027, with a policy rate around 2.75 %; a general decline is not the central scenario. What moves is the balance of power by range: the high end already negotiates in several sectors, the mid range stays the seller's.
