Selling a house in Brossard in 2026 means selling in a seller's market that has become selective: an $803,000 median for the single-family home in Brossard-Saint-Lambert in the second quarter (+2 % year over year, +26 % in five years, the South Shore's weakest five-year rise), 41 days on market, 320 houses active (+3 %), and a seller's market in every price range, including above $1.2 million (7.8 months of inventory). The price is set street by street: the L, P and S sectors near Quartier DIX30 and Parc de la Cité above the median, the 1960s to 1980s bungalows of sectors A, B and C near the Champlain bridge below it, with a premium for the streets near the Panama and Du Quartier REM stations. A condo ($404,000, 50 days, 524 listings, +18 %) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Brossard-Saint-Lambert (QPAREB sector 42) sold its median house for $803,000 in the second quarter of 2026, +2 % year over year and +26 % in five years, in 41 days (43 over twelve months), with 320 houses active; the condo sold for $404,000 (-3 %) in 50 days with 524 listings. The market is the seller's in every range, from 0.8 months of inventory under $400,000 to 7.8 months above $1.2 million, but the delay is the South Shore's second longest after Candiac-La Prairie, because Brossard's prices are high and the buyer has 320 houses to compare.
