House prices by number of bathrooms in Quebec: 50 cities, 1, 2 or 3 or more bathrooms, ten years of Centris data (2016 to 2026)

Bathrooms · 50 cities · Centris 2016-2026

One page per city, same definitions, same source: the median price of a 1-, 2- and 3-plus-bathroom house by year since 2016, the second- and third-bathroom premiums, and the class that rose the most.

Across the 50 cities tracked, a 2-bathroom house sells for 19% more than a 1-bathroom house at the median in 2026 (January to September), or $86,500, against 18% in 2016; a house with 3 or more bathrooms sells for 60% more than a 2-bathroom house ($375,000). Since 2016: 1 bathroom +116%, 2 bathrooms +117%, 3 or more +100%. The 1-bathroom house went from 46% to 36% of sales at the median and is losing ground in 49 cities. Most expensive second bathroom: Sept-Îles (+70%), Val-d'Or (+42%), Candiac (+39%); cheapest: Saint-Constant (+8%), Saint-Jérôme (+7%), Beloeil (+6%). What the table says

The second bathroom costs 19% at the median, or $86,500: that is the price of a different house format, not of a bathroom. It costs the most in Sept-Îles (+70%), Val-d'Or (+42%), Candiac (+39%), where the 2-bathroom house is the recent suburban home and the 1-bathroom house the original bungalow; it costs the least in Saint-Constant (+8%), Saint-Jérôme (+7%), Beloeil (+6%), where the two formats look alike. In 2016 that premium was 18%: it grew in 22 of 49 cities, and exceeds 25% in 12. The third bathroom costs 60% at the median"+(f", but in 0 cities () the 3-plus-bathroom house sells for less than the 2-bathroom house: beyond two bathrooms you also land on old houses with a rental unit." if neg32 else ".")+f" Over ten years, the class that rose fastest is the 1-bathroom house in 21 cities, the 2-bathroom house in 22 and the 3-plus in 7. The 1-bathroom house is losing its share of sales in 49 of 50 cities: owners add a bathroom before selling, and nobody builds with only one anymore. The most expensive 2-bathroom houses: Westmount ($1,665,000), Saint-Lambert ($1,090,000), Beaconsfield ($937,500); the least expensive: Sept-Îles ($390,550), Saguenay ($382,500), Victoriaville ($380,000). Largest increases for the 2-bathroom house: Trois-Rivières (+172%), Magog (+161%), Granby (+148%).

How to read the table

The bathroom count is the one on the Centris listing: full bathrooms, powder rooms excluded. The second-bathroom premium compares two medians of the same year in the same city: it blends the room itself and everything that usually comes with it (floor area, age, second floor, garage, lot). A 40% gap says the city's 2-bathroom houses are from a different generation than its 1-bathroom ones; a 5% gap says the two formats look alike. The "3 or more" class has few sales in small towns and swings more; a class with fewer than 10 sales in a year is not published. Each city page details the ten years, the premium year by year and what to make of it when buying or selling.

Method

Every series comes from the Statistics module of Centris (Matrix), queried on October 13, 2026 with the same settings for all 50 cities: Single-family category, number of bathrooms equal to 1, equal to 2, then 3 or more, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price and number of sales by year over ten years. Only aggregates are published. The same cities have their page on all-types prices, prices by number of bedrooms, bungalow prices and buyer's or seller's market.

Frequently asked questions

Why can the third bathroom cost less than the second?

Because "3 or more bathrooms" groups two products that have nothing in common: the large recent house with an ensuite, and the old inner-city house that was subdivided with a basement apartment. In cities where the second dominates, the 3-bathroom median falls below the 2-bathroom one. The bathroom count is a clue to format, not a guarantee of range.

Does an added bathroom pay for itself at resale?

The premium in the table is not the return on a renovation: it compares different houses, not the same house before and after. In cities where it exceeds 25%, the 2-bathroom house is a different product; where it is under 10%, adding a bathroom pays back roughly its cost, no more. A broker from the team compares your house with sales of the same format before telling you whether the work is worth it.
