One page per city, same definitions, same source: the median price of a 3-, 4- and 5-plus-bedroom house by year since 2016, the fourth- and fifth-bedroom premiums, and the size that rose the most.

Across the 52 cities tracked, a 4-bedroom house sells for 12% more than a 3-bedroom at the median in 2026 (January to September), or $65,000, and a house with 5 or more bedrooms 16% more than a 4-bedroom ($98,752). Since 2016: 3 bedrooms +119%, 4 bedrooms +124%, 5 or more +124%; the large house rose fastest in 23 cities. In 5 cities, the 5-plus-bedroom house sells for less than the 4-bedroom. What the table says

The fourth bedroom costs 12% at the median, or $65,000: that is the price of a different house format, not of a partition. It costs the most in Sept-Îles (56%), Candiac (33%), Beaconsfield (28%), where 4-bedroom houses are recent homes in affluent suburbs; it costs almost nothing in Magog (3%), Sainte-Julie (2%), Vaudreuil-Dorion (0%), where the fourth bedroom is often in the basement of a bungalow. The fifth bedroom costs 16% at the median, but in 5 cities (Sorel-Tracy, Sept-Îles, Granby, Joliette, L'Île-Perrot) the 5-plus-bedroom house sells for less than the 4-bedroom: beyond four bedrooms you fall into old subdivided houses, not large new ones. Over ten years, the large house rose faster than the small one in 23 of 52 cities, and the 3-bedroom house is losing its share of sales in 41 cities: builders build bigger, and owners finish the basement before selling. The most expensive 4-bedroom houses: Westmount ($1,975,000), Saint-Lambert ($1,157,500), Beaconsfield ($985,000); the least expensive: Victoriaville ($405,000), Sept-Îles ($387,500), Saguenay ($378,750). Largest increases for the 3-bedroom house: Trois-Rivières (181%), Magog (179%), Sainte-Adèle (150%).

How to read the table

The bedroom count is the one on the Centris listing, all bedrooms counted, basement included. The fourth-bedroom premium compares two medians of the same year in the same city: it blends the room itself and everything that usually comes with it (floor area, age, garage, lot). A 30% gap says the city's 4-bedroom houses are from a different generation than its 3-bedroom ones; a 0% gap says the two formats look alike. The "5 or more" class has few sales in small towns and swings more. Each city page details the ten years, the fourth-bedroom premium year by year and what to make of it when buying or selling.

Method

Every series comes from the Statistics module of Centris (Matrix), queried on September 28, 2026 with the same settings for all 52 cities: Single-family category, number of bedrooms equal to 3, equal to 4, then 5 or more, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price and number of sales by year over ten years. Houses with 1 or 2 bedrooms are not counted. Only aggregates are published. The same cities have their page on all-types prices, bungalow prices and buyer's or seller's market.

Frequently asked questions

Why can the fifth bedroom cost less than the fourth?

Because "5 or more bedrooms" groups two products that have nothing in common: the large recent suburban house, and the old village or inner-city house that was subdivided over the decades, sometimes with a rental unit. In cities where the second dominates, the 5-bedroom median falls below the 4-bedroom one. The bedroom count is a clue to size, not a guarantee of range.
