Two neighbourhoods in one borough: the plex village by the water and the island of towers at the foot of the bridge. What each costs, and who it is for.
Verdun is the riverfront borough: rue Wellington, named among the world's coolest streets, Verdun beach, the Natatorium, kilometres of shoreline by bike, and a stock of plexes from the 1920s to 1950s that became one of Montreal's most sought-after. Nuns' Island, reached by the Champlain Bridge and served by the REM since 2023, is another world: condo towers (Evolo, Symphonia), a golf course, downtown views, with a condo median of $613,176 (flat year over year, 75 days) in Q2 2026, a balanced market between $330,000 and $980,000. Verdun was long the quiet working-class neighbourhood of the island's southwest; in ten years it became one of the most requested. The reason fits in three words: the river, Wellington, the metro. Rue Wellington is a complete shopping street (restaurants, cafés, boutiques, grocers), the riverfront offers an urban beach, the Natatorium, parks and a continuous bike path, and three green-line stations put downtown a few stops away. The stock is brick duplexes and triplexes from the 1920s to 1950s, often renovated, and a few streets of houses. Nuns' Island is a planned garden city since the 1960s: condo towers and complexes, townhouses, golf, woods, and since 2023 a REM station that changed its value.
In Verdun, the area near Wellington and De l'Église metro is the priciest and liveliest; toward LaSalle (station and boulevard), plexes are more accessible; Crawford Park, to the west, keeps detached single-family homes, rare elsewhere in the borough. On Nuns' Island, Pointe-Nord (Evolo 1, 2, S, X, Nex) is the area of recent towers near the REM; Pointe-Sud (Symphonia) and the island's centre offer condos from the 1980s to 2010s and townhouses, often larger at the same price.
The green line serves Verdun at Verdun, De l'Église and LaSalle; Nuns' Island is served by the Île-des-Sœurs REM station (South Shore branch, opened July 31, 2023) and by buses. The Samuel-De Champlain Bridge links the island to the South Shore, Highway 15 to downtown. By bike, the river path links Verdun to LaSalle and to the Old Port via the Lachine Canal.
The riverfront is the main draw: Verdun beach, the Natatorium, riverside parks and a bike path; Parc Angrignon is next door. Rue Wellington concentrates shops and restaurants; on Nuns' Island, the golf course, the woods of the Pointe-Nord park and the shops on rue de la Rotonde and in the island's centre round out a quieter neighbourhood life.
The borough falls under the Centre de services scolaire Marguerite-Bourgeoys and the Lester B. Pearson School Board; Cégep André-Laurendeau is nearby. Hôpital de Verdun is the borough's hospital; the MUHC (Glen site) is not far. Libraries, arenas and pools on both shores.

Verdun is for those who want the river, a lively shopping street and the metro, in a plex or a condo in a plex, and accept paying the price of a neighbourhood that became sought-after. Nuns' Island is for those who want a tower with services, the REM and the view, in a calm, planned setting; less so for those seeking a shopping street on foot or easy parking on the Verdun side.

The sector's median condo was $613,176 in Q2 2026 (0% year over year, 22 % in five years), sold in 75 days according to the APCIQ. The actual price depends on the building, the floor and the condition.
Single-family sales are too rare for a reliable quarterly median; over twelve months the median was $1,371,000 (3%). Plexes (2 to 5 units) make up a large share of the housing stock; their price is documented on closed sales on the street, not on a borough average.
