One city, six markets, a $228,000 gap: here are Laval's house and condo prices sector by sector, with days on market and five-year change, from the QPAREB's Q2 2026 barometer.
In Laval, the median single-family home sold for $633,500 in the second quarter of 2026 (+4 % year over year, +36 % in five years), but the six QPAREB sectors are $228,000 apart: Sainte-Dorothée ($775,500, 48 days) and Duvernay ($735,000, 34 days) at the top, Sainte-Rose-Vimont-Auteuil ($649,500, 27 days) and downtown Laval with Chomedey and Laval-des-Rapides ($637,500, 32 days) in the middle, Saint-François-Saint-Vincent ($552,944, 33 days) and Fabreville ($547,500, 24 days) as the entry level. The condo runs from $375,000 in Fabreville to $540,000 in Sainte-Dorothée, with downtown Laval ($420,000, 60 days, 397 active listings) as the buyer's market of the city.

Laval's sectors differ by housing stock and by water. Sainte-Dorothée and Laval-sur-le-Lac have the large lots, the Rivière des Prairies frontage and the golf village: the top of the market, with a buyer's market above $1.12 million and 48 days on market. Duvernay has the 1980s to 2000s family homes near the Montmorency metro and the Rivière des Prairies, with the thinnest supply (77 listings). Sainte-Rose, Vimont and Auteuil combine the old village, the hospital and 1980s to 2000s homes. Downtown Laval (Chomedey, Laval-des-Rapides, Pont-Viau) is the market of 1950s to 1970s bungalows and of tower condos, where the condo negotiates between $530,000 and $630,000. Saint-François-Saint-Vincent is the rural east, with the strongest five-year rise (+43 %). Fabreville is the entry level, with 1960s to 1980s bungalows and the fastest sales of the city (24 days).
Laval sold in 30 days in median in the second quarter of 2026 (36 over twelve months), a seller's market in every range except the downtown condo between $530,000 and $630,000 and Sainte-Dorothée above $1.12 million. Supply is rising (821 houses active, +10 %), and in August the median reached $642,750 (+7 %) while the delay lengthened to 40 days. For a buyer, the fast sectors (Fabreville, Sainte-Rose, Duvernay) demand a pre-approval and an offer the first weekend; the slow ones (Sainte-Dorothée houses, downtown condos) leave room to negotiate. For a seller, the day-one price is set on the street's closed sales, not on the city median.
