Laval's cheapest and fastest sector: what Fabreville offers, what it costs, and for whom it is the right call.
Fabreville is Laval's entry-level sector: 1960s-to-1980s bungalows and semi-detached houses on reasonable lots, between Highway 440 and the Rivière des Mille Îles, west of Sainte-Rose. Fabreville was built in waves between 1960 and 1990: streets of brick bungalows and split-levels, semi-detached houses, a few streets of more recent cottages toward Sainte-Rose West, and condo and apartment buildings along boulevard Curé-Labelle and Highway 13. The north of the sector touches the Rivière des Mille Îles and its banks; the south runs along Highway 440 and its shops. It is a family, mixed neighbourhood where Laval's first-time buyers still find a house under $550,000, and where investors look for bungalows to renovate.
Fabreville-Est, toward Sainte-Rose and the station, is the most sought-after sector, with the calmest streets and the best-kept houses, at or above the median. The centre, around boulevard Curé-Labelle and montée Montrougeau, concentrates shops, condos and the original bungalows that make the volume. Fabreville-Ouest, toward Highway 13 and Sainte-Dorothée, offers the lowest prices and the largest lots, sometimes in flood zones near the river: the location certificate matters there. The streets near the Rivière des Mille Îles banks are the most prized for the setting.
Fabreville has no station of its own: Sainte-Rose station (exo Saint-Jérôme line) is at the eastern limit, and STL buses reach the Montmorency terminus. Highway 13 crosses the sector toward Chomedey, the airport and the Louis-Bisson Bridge; Highway 440 leads to the Carrefour Laval and Highway 15. The car is the norm.
The Rivière des Mille Îles banks and the Bois de l'Équerre, at the Sainte-Rose limit, are the large spaces; neighbourhood parks, the arena and the pool complete the offer. Shops are on boulevard Curé-Labelle, montée Montrougeau and along Highway 440; Old Sainte-Rose, next door, offers the restaurants.
The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board. The Cité-de-la-Santé hospital (Vimont) is Laval's hospital; the Marigot CLSC serves the west. Library, arena and pool in the sector.
