Behind that median: $348,250 in Jonquière (24 days, the fastest), $360,000 in Chicoutimi-Nord and Canton Tremblay, $385,000 in Chicoutimi (40 days) and in La Baie (+31% on only 41 sales), $334,500 in the periphery. The City of Saguenay sold its median house for $370,500 in the second quarter of 2026, +8% year over year and +67% in five years, in 34 days, with 293 houses active for 332 sales; the metropolitan area, $370,000 in 33 days with 381 sales and 360 listings. Chicoutimi and La Baie ($385,000) are the top of the city, Jonquière ($348,250) the volume and the first-time buyer, the periphery ($334,500, -2%) the country house. The borough first: for the same house, Chicoutimi is worth $35,000 more than Jonquière. Then the view and the water: the Saguenay River and the fjord make the high end. Then the year and the type: 1950s bungalow, 1980s cottage or 2010 house. Then the condition: roof, windows and kitchen add; a documented foundation, drain or constraint zone subtracts. Finally the lot, the garage and the heating. The municipal roll is not the price after a 67% rise.
