Quebec's cheapest large market, where prices rose 71% in five years and sales are still growing: Saguenay's 2026 figures, sector by sector, and what they mean for sellers and buyers.
Saguenay remains in 2026 the most affordable of Quebec's large markets, and one of the few where sales are growing: in the second quarter the metropolitan area recorded 480 residential sales (+3% year over year) with supply up 18% (456 active listings); the median single-family home sold for $370,000 (+8% year over year, +71% in five years) in 33 days, the condo for $290,000 and the plex for $373,500. In the City of Saguenay, the house trades at $370,500 (+8%) in 34 days. By sector: Chicoutimi, the centre, $385,000 (+5%) in 40 days; Chicoutimi-Nord and Canton Tremblay, $360,000 (+8%); Jonquière, $348,250 (+3%) in 24 days, the fastest, with the most sales (128); La Baie, $385,000 (+31%, on only 41 sales, a median to handle with care); the periphery (Saint-Honoré, Larouche, Saint-Fulgence), $334,500 (-2%, +92% in five years). The market is a seller's in the central ranges; the price has nearly doubled in five years but stays $150,000 below the provincial median ($523,250).

Saguenay started from a very low price (the house was worth around $215,000 in 2021) and benefited from remote work, families returning to the region and the region's large industrial projects: hence +71% in five years, and still +8% in 2026 when Montreal posts +3%. Sales are up (+3%) while they are falling almost everywhere else, because at $370,000 the house remains within reach of a median-income household. Supply is recovering (+18%) but stays low (456 listings for 480 sales in the quarter), which keeps the market a seller's in the central ranges.
The price is set on the last three sales on the street and in the sector, not on the regional median: Jonquière and Chicoutimi do not have the same buyers, and La Baie shows +31% on too few sales to be a reference. A well-presented house at its street's price goes in a month; the high end (above $500,000) takes longer and sells on the fjord's or the river's comparables.
