Jonquière ($348,250) sells in 24 days, Chicoutimi ($385,000) in 40, La Baie ($385,000, +31% on 41 sales) in 41, the periphery ($334,500, -2%) in 24. The seller who prices on the last three sales of the street and the borough, not on the city median, sells in a month; the high end on the river or the fjord takes longer and sells on the comparables of the view.
The City of Saguenay sold its median house for $370,500 in the second quarter of 2026, +8% year over year and +67% in five years, in 34 days, with 332 sales and 293 active listings; the metropolitan area, $370,000 in 33 days with 480 sales (+3%) and 456 listings (+18%). The condo sells at $290,000 and the plex at $372,000. The market belongs to the seller in the central ranges; supply is recovering but remains low (456 listings for 480 sales in the quarter). Saguenay sells to families from the region, to people returning from Quebec City and Montreal and to workers of the large industrial projects.
