Chicoutimi, around downtown, rue Racine, the hospital and the university, lines up old houses, plexes and 1960s to 2000s family neighbourhoods, above the city median, with the streets of upper Chicoutimi and the Saguenay riverfront for the high end. Jonquière, with Arvida and its heritage district, Kénogami and the streets near the CEGEP, offers the family entry level, below the median, and the fastest market. La Baie, on the fjord and the cruise port, keeps the houses with a view and the waterfront, above the median for the view, on few transactions. Chicoutimi-Nord and Canton Tremblay, across the bridge, offer recent neighbourhoods and lots, at the median. The good deals of 2026: original bungalows in Jonquière and Chicoutimi to renovate, and periphery properties (-2%).
Saguenay started from the lowest price of Quebec's large markets and benefited from remote work, families returning to the region and the large industrial projects: hence +67% in five years and still +8% in 2026. At $370,500, the house remains within reach of a median-income household, which is why sales grow while they fall elsewhere. For a seller, the street's and sector's price draws offers within a month, with full marketing; for a buyer, pre-approval matters in Jonquière (24 days), and there is time in the periphery and in the high end.
