A house in Saint-Jérôme costs $573,000 in median in the second quarter of 2026, +12 % year over year and +59 % in five years, the North Shore's strongest rise, sold in 33 days, with 333 houses active (+21 %), a seller's market up to $820,000 and balanced above (8.9 months of inventory). Behind that median, the price runs from $400,000 for a 1960s to 1980s bungalow in the centre or Lafontaine to more than $850,000 for a large home on a wooded lot in Bellefeuille or Saint-Antoine. Saint-Jérôme (QPAREB sector 33) sold its median house for $573,000 in the second quarter of 2026, +12 % year over year and +59 % in five years, in 33 days (34 over twelve months), with 333 houses active. The western North Shore (Saint-Sauveur, Prévost: $582,250) and Mirabel ($657,000) are its neighbours; Blainville ($800,000) is $227,000 more expensive; Saint-Lin-Laurentides ($490,000) is the North Shore's only cheaper town; the whole North Shore sits at $600,000 in 28 days. Under 4 months of inventory, the seller leads and a fairly priced house goes in three weeks; above 8 months, the buyer leads and the delay is counted in months.
Year over year, Saint-Jérôme rose 12 %, twice the North Shore (+6 %), and in five years 59 %, the North Shore's strongest rise (+52 %): the city started lower and attracted Laval and Blainville buyers priced out, with the train and the 15. But supply rose 21 % and the delay (33 days) is the North Shore's longest with Saint-Lin: the rise will slow if supply keeps climbing.
The sector first: Bellefeuille and Saint-Antoine on large lots are worth more than Lafontaine, and Lafontaine more than the centre, except for the renovated older homes near the station and the river.
