In Laval, the million has become a normal slice of the market without being its centre: 10% of sales in 2026, against 1% in 2016. Since 2016, at least ten sell every year; the median house ($630,000) gets closer as prices rise, and each increase pushes a slice of family houses to the other side. For a seller, the million is a psychological bar: listing at $995,000 rather than $1,025,000 changes the pool of buyers and the down payment they need.
