Number of sales and median price by year, Single-family category, sale price criterion 0 to $500,000 and 0 to $400,000, Centris (Matrix), October 9-10, 2026 harvest; all houses: September 16 query. 2026: January to September.

In Laval, the house under $500,000 has become a minority without disappearing: 16% of sales in 2026, against 89% in 2016. The threshold matters because above it, the minimum down payment goes from 5% to 10% on the excess, and a first-time buyer's budget is often set there. The houses still under the bar are period bungalows and semi-detached houses; the rest of the market has settled between $500,000 and $630,000, the median price. For a seller, listing under $500,000 when the house is worth it remains the best way to create competition; for a buyer, it is the segment where you must be ready to decide fast. The minimum down payment in Laval is detailed in down payment to buy in Laval; the cheapest houses listed, in cheap houses for sale in Laval.
Two Centris (Matrix) queries per city, same period: Single-family category, Asking/sold price criterion between 0 and $500,000, then between 0 and $400,000, median sale price and number of sales by year over ten years, whole municipality of Laval, harvested October 9 and 10, 2026. Total sales and the median house come from the September 16 query on the whole category; the share is the ratio of the two. The criterion applies to the sale price of closed transactions.
287 from January to September 2026, or 16% of house sales in Laval; 527 over the whole of 2025. In 2016, 2,716 sold (89%).
Under $400,000, 82 sales in 2026 (4%) against 2,447 in 2016 (80%). It was the majority of sales until 2019.
