Land category, all municipalities of the region, median sale price and number of sales by year, Centris (Matrix), October 8, 2026 harvest. 2026: January to September.

In Laval, land followed the market: +179% in ten years, in line with the regions, with the same sales peak in 2020 and the same slowdown after. The median price of $278,750 hides two markets: serviced residential lots near cities, far more expensive, and farmland and woodlots far from services, far cheaper. A buyer therefore compares the lot they are eyeing with sales of the same type in the same area; a seller does the same before listing.
The Centris (Matrix) query covers the Land category, all municipalities of the region, median sale price and number of sales by calendar year over ten years, harvested on October 8, 2026; 2026 counts January to September. Centris's Land category groups residential lots, woodlots and farmland sold through a broker, of every size: the median says where the middle of what sold sits, not the price per square foot. The median therefore moves with the mix of lots sold: a year with mostly serviced residential lots goes up, a year of woodlots goes down. Read the three-year trend, and compare a specific lot with sales of the same type in the same area.
$278,750 in median in 2026 (January to September, 49 sales), against $100,000 in 2016 and $204,444 in 2021. Residential lots, farmland and woodlots combined, sold through a broker.
The median lot rose +179% in ten years in Laval, against +118% in median across regions. Most of the increase came with the 2020-2021 buying wave (86 sales in 2021), which emptied the stock of ready-to-build lots.
The two markets are not in the same series: the lot is Centris's Land category, of every size, the house is the single-family. In the 15 cities where both series exist, the median lot is worth 45% of the median house in 2026. Building new costs that lot plus construction; the comparison is made with recent houses in the area.
