Dorval is the town of the airport and the lake: to the south, Dorval Village, its church, its parks and its promenade on Lac Saint-Louis; to the north, Montréal-Trudeau airport, the hotels and the job zones of Highway 20 and the 520. In between, streets of post-war bungalows and cottages, semi-detached houses and condo buildings near Dorval station, served by exo and VIA Rail. In the QPAREB's West Island South sector, the single-family home sold for $820,000 in Q2 2026 (-2 % year over year) in 38 days and the condo for $517,500 (+5 %) in 44 days; in Dorval itself, prices sit mostly below the sector median, except on the lakefront. The character of Dorval

Dorval grew around two poles. Dorval Village, to the south, is a former resort on Lac Saint-Louis: old houses, riverside parks, boulevard Bord-du-Lac and its shops, the golf course and the marina. The rest of the town is post-war residential: bungalows, cottages and semi-detached houses from the 1950s to 1970s, with quiet streets between the lake and Highway 20, then condo and apartment buildings near the station and avenue Dorval. North of the 20, the airport, hotels, warehouses and offices of the 520 make Dorval one of the west's major job hubs. Airplane noise depends on the street and the flight corridor: it is the first question to ask on a viewing.

The neighbourhoods, and what sets them apart

The Village and the lakefront (Bord-du-Lac, southern avenue Dorval, Strathmore) are the priciest sector, above the median, with old houses and waterfront properties. Central Dorval, between the lake and the 20 (Carson, Dahlia, Lilas), lines up the post-war bungalows that make the volume, at or below the sector median. Near Dorval station and avenue Dorval, condos and rental buildings offer the entry level. The Jardins Dorval and the airport area are commercial; the west, toward Pointe-Claire, is residential and calm.

Getting around

Dorval station is served by the exo Vaudreuil-Hudson line and by VIA Rail (Quebec City-Windsor corridor), with Central Station a few stops away; buses lead to the airport and the Fairview terminus. Highways 20 and 520 and the Dorval interchange link the town to all of Montreal; Montréal-Trudeau airport is on its territory. The REM's Anse-à-l'Orme branch (Des Sources, Fairview–Pointe-Claire, Kirkland and Anse-à-l'Orme stations) is under construction; opening dates depend on CDPQ Infra.

Parks, leisure and shops

The Village's riverside parks (Pine Beach, Saint-Charles, the lake promenade), the Dorval golf course and the marina are the large spaces; the aquatic and sports complex, the arena and the library complete the offer. Shops are on boulevard Bord-du-Lac, avenue Dorval and at the Jardins Dorval; Fairview Pointe-Claire is next door.

Schools, health and services

The town falls under the Centre de services scolaire Marguerite-Bourgeoys and the Lester B. Pearson School Board. The Lakeshore General Hospital (Pointe-Claire) is the sector's hospital; the Dorval-Lachine CLSC serves the town. Library, aquatic complex, arena and the Sarto-Desnoyers community centre.

Dorval shares the QPAREB's West Island South sector with Pointe-Claire and Beaconsfield: house at an $820,000 median in Q2 2026 (-2 % year over year, +13 % in five years) in 38 days, condo at $517,500 (+5 %) in 44 days. In Dorval, the post-war bungalows of the centre generally sell below that median, the Village's waterfront properties well above. The market belongs to the seller up to $1.23 million and to the buyer above; the condos near the station are the west's entry product.

Who Dorval is for, and who it is not for

For those who work at the airport, in the west or travel often, and want the lake, a train and the highways at the door; for the west's first-time buyers targeting a condo near the station or a bungalow to renovate. Less so for those bothered by airplane noise: check the street's flight corridor before offering.
