Real estate broker · Dorval · QPAREB Q2 2026 figures
The lake on one side, the airport on the other: Dorval's 2026 figures, its sectors, and how we sell and buy there.
In Dorval, in the QPAREB's West Island South sector, the median single-family home sold for $820,000 in Q2 2026 (-2 % year over year, +13 % in five years) in 38 days and the condo for $517,500 (+5 %) in 44 days; in Dorval itself, the centre's post-war bungalows generally sell below that median and the Village's waterfront properties well above. The market belongs to the seller up to $1.23 million, to the buyer above. Dorval is the town of the airport, Lac Saint-Louis and Dorval station (exo and VIA): we sell there to airport and job-zone employees of the 20 and the 520, to frequent travellers and to the west's first-time buyers targeting a condo near the station. Airplane noise is checked street by street before offering.

Dorval Village and the lakefront (Bord-du-Lac, Strathmore, southern avenue Dorval) are the market of old houses and waterfront properties, above the median. Central Dorval, between the lake and the 20, lines up the 1950s-to-1970s bungalows and cottages that make the volume, often below the sector median: the product of families and renovators. Near Dorval station and avenue Dorval, condos and rental buildings are the west's entry level. North of the 20 is commercial and airport land. The good deals of 2026: the centre's original bungalows and condos near the station listed for more than 45 days.
Dorval sells its houses at the sector's pace, 38 days, because its bungalows are among the cheapest in West Island South and the station, the lake and the airport draw constant demand. What separates two identical houses is the flight corridor: an exposed street negotiates, a quiet street goes fast. A seller documents exposure with the airport's noise maps and prices on the street's sales; a buyer visits at different hours before offering. Above $1.23 million, on the lake, the buyer has time (13.5 months of inventory).

Yes for a family working in the west or at the airport who wants the lake, a train and the highways; check the street's flight corridor. Schools in both networks, the aquatic complex and the riverside parks are on site.
