Living in Laval · Sainte-Rose, Vimont and Auteuil · 2026 neighbourhood guide

Northern Laval, between the old village and the Rivière des Mille Îles: the sector that sells fastest, what it offers and who it is for.

Sainte-Rose, Vimont and Auteuil form northern Laval, between Highway 440 and the Rivière des Mille Îles: Old Sainte-Rose and its shopping street, the riverbanks and the Rivière-des-Mille-Îles park, the Cité-de-la-Santé hospital in Vimont, and neighbourhoods of 1970s-to-2000s houses sought after by families. It is Laval's fastest sector: in Q2 2026 the single-family home sold there for $649,500 (+4 % year over year, +38 % in five years) in 27 days and the condo for $420,000 (+5 %, +45 % in five years) in 29 days, the city's shortest delays in both categories. Seller's market in every range below $960,000. Two exo Saint-Jérôme line stations (Sainte-Rose, Vimont) and Highways 15 and 440.

The character of Sainte-Rose, Vimont and Auteuil

Sainte-Rose is one of the oldest villages on Île Jésus: Old Sainte-Rose, around the church and boulevard Sainte-Rose, lines up old houses, restaurants, galleries and the Berge des Baigneurs on the Rivière des Mille Îles. Around it, neighbourhoods of 1970s-to-1990s bungalows and cottages, then more recent developments toward Auteuil and Highway 15. Vimont, to the south, is the neighbourhood of the Cité-de-la-Santé hospital and streets of 1980s-to-2000s single-family homes in high demand among families; Auteuil, to the east, is newer and calmer, with curving streets and parks. The sector is the Laval of families who want nature and the train without Sainte-Dorothée's price.

The neighbourhoods, and what sets them apart

Old Sainte-Rose and the streets near the river are the most sought-after and expensive, above the median, with old houses and waterfront properties. Central Sainte-Rose, around boulevard Curé-Labelle and the station, makes the volume of family house sales, at the median, and concentrates the condos. Vimont, around René-Laennec and the Cité-de-la-Santé, offers the 1980s-to-2000s houses prized by families and health professionals. Auteuil, toward the east and Highway 19, is the newest and most accessible, with entry-level bungalows and semi-detached houses.

Getting around

The exo Saint-Jérôme line stops at Sainte-Rose and Vimont stations, with downtown Montreal without a transfer; STL buses reach the Montmorency terminus and the metro. Highway 15 crosses the sector toward the Laurentians and Montreal, Highway 440 toward western and eastern Laval, Highway 19 (boulevard Papineau) toward Ahuntsic. The new Highway 19 bridge to Bois-des-Filion, under construction, will change access to the North Shore.

Parks, leisure and shops

The Rivière-des-Mille-Îles park (canoes, trails, islands), the Berge des Baigneurs and the Bois de l'Équerre are the large natural spaces; neighbourhood parks, arenas and pools complete the offer. Old Sainte-Rose is Laval's shopping and dining street; boulevard Curé-Labelle and boulevard des Laurentides have the service businesses, and the Carrefour Laval is a few kilometres away.

Schools, health and services

The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board. The Cité-de-la-Santé hospital, Laval's general hospital, is in Vimont, with the CLSC and clinics around it. Sainte-Rose and Vimont libraries, arenas, pools, community centre.

Who Sainte-Rose, Vimont and Auteuil is for, and who it is not for

For families who want an old village, a river, a hospital and two stations, in a 1980s-to-2000s house at a price below Sainte-Dorothée and Duvernay; for health professionals working at the Cité-de-la-Santé. Less so for those who want the metro or a condo with services: the sector is residential, family-oriented and fast, and you must be ready to offer within 48 hours.
