The character of Sainte-Dorothée, Laval-Ouest and Laval-sur-le-Lac

Sainte-Dorothée kept a countryside character at the city's gates: large lots, streets without sidewalks, single-storey houses and cottages from the 1970s to 1990s, then more recent developments toward boulevard Samson and Highway 13, and an old village around the church and boulevard Saint-Elzéar. Laval-Ouest, at the far end, is a former resort village turned residential neighbourhood, with more modest houses and direct river access. Laval-sur-le-Lac, on the point, is one of the region's most affluent neighbourhoods: golf, large properties, private streets, views of Lac des Deux Montagnes. The Îles-Laval (Île Bigras, Île Pariseau) add a few streets of waterfront houses linked by bridge.

The neighbourhoods, and what sets them apart

Central Sainte-Dorothée, around boulevard Samson and montée Champagne, lines up the 1980s-to-2000s family houses that make the volume, at the median. The south, along the river and chemin du Bord-de-l'Eau, is the sector of waterfront properties, well above. Laval-sur-le-Lac is a market apart, above a million, where the buyer leads (10.3 months of inventory above $1.12 million). Laval-Ouest offers the sector's entry level, with smaller houses on lots that are sometimes in flood zones: the location certificate counts double there. Condos, rare (46 active), are concentrated around Samson.

Getting around

The exo Saint-Jérôme line stops at Sainte-Dorothée and Île-Bigras stations, with downtown Montreal without a transfer; STL buses reach the Montmorency terminus and the Carrefour Laval. Highway 13 crosses the sector toward the airport and the Louis-Bisson Bridge, Highway 440 leads to eastern Laval. The car is the norm; the train mostly serves downtown workers.

Parks, leisure and shops

The banks of the Rivière des Prairies, Parc des Cageux and the river accesses, the Bois de l'Équerre at the Sainte-Rose limit and the Laval-sur-le-Lac golf course (private) make up the sector's nature. Shops are on boulevard Samson, montée Champagne and at the Highway 13 intersection; the Carrefour Laval is the nearest large shopping centre.

Schools, health and services

The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board, with schools in both networks. The Cité-de-la-Santé hospital (Vimont) is Laval's hospital; the Marigot CLSC serves western Laval. Library, arena and pool in the sector.
