Soulanges Sud groups the villages of the south shore of Lac Saint-François and the Soulanges Canal, west of Vaudreuil: Saint-Zotique and its beach, Les Cèdres and Coteau-du-Lac on the river and the canal, Les Coteaux, Rivière-Beaudette at the Ontario border. It is the Vaudreuil-Soulanges sector that rose most in five years (+51 %) and one of the cheapest: in Q2 2026 the single-family home sold there for $557,500 (flat year over year) in 35 days, with 163 active listings; condos are rare (49 listings, +44 % in five years). Seller's market below $690,000, balanced up to $830,000, buyer's above. Highway 20 and Route 338 lead to Vaudreuil, the station and Montreal; the waterfront and the lots do the rest.

The character of Soulanges Sud

Soulanges Sud is a string of villages turned suburbs: Saint-Zotique, the most populous, with its municipal beach, its residential canals and its 1990s-to-2020s neighbourhoods; Les Cèdres, on the river and the Soulanges Canal, with its old village and its rangs; Coteau-du-Lac and its national historic site, on the rapids; Les Coteaux, in between; Rivière-Beaudette, riverside and on the border. Lac Saint-François, the Soulanges Canal and its bike path, the larger lots and the lower prices have drawn West Island and Vaudreuil families since 2015, hence +51 % in five years. The sector is mostly francophone, with an anglophone presence near the border, and lived by car.

The neighbourhoods, and what sets them apart

The waterfront properties of Lac Saint-François and Saint-Zotique's canals are the high end, above $830,000 for the finest, where the market belongs to the buyer. The recent neighbourhoods of Saint-Zotique and Les Cèdres (2000s to 2020s) line up the family houses at the median, often competing with new builds. Coteau-du-Lac and Les Coteaux offer the bungalows and village houses below the median, the entry level; the rangs and country houses, with well and septic system, complete the offer. The good deals of 2026: waterfront properties listed for more than 90 days and village houses to renovate.

Getting around

No station in the sector: the Vaudreuil and Dorion stations (exo Vaudreuil-Hudson line) are a few kilometres away via Highway 20; exo La Presqu'Île buses link the villages to Vaudreuil. Highway 20 crosses the sector toward Vaudreuil and Montreal on one side, Ontario on the other; Highway 30 is in Vaudreuil; Route 338 runs along the canal. The car is indispensable.

Parks, leisure and shops

Saint-Zotique's beach, Lac Saint-François, the Soulanges Canal and its bike path, the Coteau-du-Lac national historic site and the riverside parks are the large spaces; the villages' arenas, pools and community centres complete the offer. Shops are on Route 338 and Saint-Zotique's rue Principale; big-box stores are in Vaudreuil-Dorion and Salaberry-de-Valleyfield.

Schools, health and services

The sector falls under the Centre de services scolaire des Trois-Lacs and the Lester B. Pearson School Board; high schools are in Vaudreuil-Dorion, Saint-Zotique and Valleyfield. The Suroît hospital (Valleyfield) is the nearest; the Vaudreuil-Soulanges hospital is under construction. Libraries, arenas and community centres in the villages.

For families who want a large lot, the lake or the canal and a house under $600,000 forty minutes from the West Island; for those working in Vaudreuil or Valleyfield. Less so for those who want a train, a condo or services on foot: Soulanges Sud is a string of villages lived by car, and its waterfront high end negotiates.
