Living on Île-Perrot, Pincourt and Notre-Dame-de-l'Île-Perrot: the 2026 neighbourhood guide

Living in Vaudreuil-Soulanges · Île-Perrot · 2026 neighbourhood guide

The island between two lakes, one bridge from the West Island: what Île-Perrot and its four towns offer, what they cost, and who they are for.

Île-Perrot is the island between the West Island and Vaudreuil, linked by the Galipeault and Taschereau bridges: four towns (L'Île-Perrot, Pincourt, Notre-Dame-de-l'Île-Perrot, Terrasse-Vaudreuil) on Lac Saint-Louis and Lac des Deux Montagnes, Pointe-du-Moulin and its windmills, two exo Vaudreuil-Hudson line stations, and neighbourhoods of 1960s-to-2020s houses, often on the water. In Q2 2026 the single-family home sold there for $624,000 (+4 % year over year, +32 % in five years) in 40 days, with 182 active listings; the condo for $383,673 (-4 %) in 72 days. Seller's market below $950,000, buyer's above (16.3 months of inventory). A bilingual, family island, one bridge from Sainte-Anne-de-Bellevue.

The character of Île-Perrot

Île-Perrot is a suburban island with four municipalities. L'Île-Perrot, the town, is the commercial centre and the densest, around boulevard Perrot, the station and the Galipeault bridge to Sainte-Anne-de-Bellevue. Pincourt, to the south-west, is the most populous: streets of 1960s-to-2000s bungalows and cottages, a station, a park and a beach on Lac Saint-Louis. Notre-Dame-de-l'Île-Perrot, to the south and east, is the greenest: Pointe-du-Moulin and its two historic windmills, houses on large lots, waterfront properties and recent developments. Terrasse-Vaudreuil, to the north, is a small riverside village on Lac des Deux Montagnes. The island is bilingual, family-oriented, and draws those who want the water and the West Island without its price.

The neighbourhoods, and what sets them apart

The waterfront properties of both lakes (Notre-Dame-de-l'Île-Perrot, Terrasse-Vaudreuil, southern Pincourt) are the high end, often above $950,000, where the market belongs to the buyer. Pincourt and central L'Île-Perrot line up the 1960s-to-1990s bungalows and cottages that make the volume, at or below the median, and concentrate the condos near boulevard Perrot and the stations. Notre-Dame-de-l'Île-Perrot offers the recent houses on large lots, above the median. The good deals of 2026: waterfront properties listed for more than 90 days and condos (72 days on market, the buyer has time).

Getting around

Two exo Vaudreuil-Hudson line stations, Pincourt–Terrasse-Vaudreuil and Île-Perrot, lead to Central Station; exo La Presqu'Île buses reach Vaudreuil and Sainte-Anne-de-Bellevue. The Galipeault bridge and Highway 20 lead to Sainte-Anne-de-Bellevue and the West Island, the Taschereau bridge to Vaudreuil-Dorion and Highways 30 and 40. The car is the norm, the train the alternative for downtown.

Parks, leisure and shops

Pointe-du-Moulin (historic park, windmills, trails on Lac Saint-Louis), the riverside parks and Pincourt's beach, Pincourt's Parc Bellevue are the large spaces; the arenas, the pools and the marina complete the offer. Shops are on boulevard Perrot and boulevard Don-Quichotte, near the Galipeault bridge; Fairview Pointe-Claire and Vaudreuil's shops are one bridge away.

Schools, health and services

The island falls under the Centre de services scolaire des Trois-Lacs and the Lester B. Pearson School Board, with high schools in both networks; John Abbott College is in Sainte-Anne-de-Bellevue. The Lakeshore General Hospital (Pointe-Claire) is the nearest while the Vaudreuil-Soulanges hospital is under construction. Libraries, arenas, pools and community centres in the four towns.

Who Île-Perrot is for, and who it is not for

For bilingual families who want the water, two stations and the West Island one bridge away, at a price below Pointe-Claire and Beaconsfield; for those seeking a waterfront property with time to negotiate. Less so for those who want a dense town or a condo that resells fast: the island is lived by car and condos take more than two months.
