In Q2 2026 Magog sold 106 properties (-11 % year over year) while supply rose (234 active listings, +11 %). The median single-family home sold for $585,000 (+1 %) in 63 days, the longest delay in the Sherbrooke region, and the average price reached $767,322 (+8 %), pulled up by lakefront properties on Lake Memphremagog and around Mont-Orford. Over twelve months, condos sell for $340,000 (+4 %) and plexes for $486,250. In five years the Magog house gained 75 %. It is a second-home and retiree market where the right price matters more than elsewhere, because the buyer is in no hurry. The gap between the median price ($585,000) and the average price ($767,322) tells Magog's story: on one side, the town's houses and family neighbourhoods around $500,000; on the other, lakefront properties on Lake Memphremagog, Lake Lovering and around Mont-Orford that sell for one, two or three million and pull the average up. The 63-day delay, the longest in the Eastern Townships, comes from that second market: a second-home buyer is never in a hurry and compares Magog with Orford, North Hatley and the Laurentians. The market landed softly: +1 % on the quarter, +4 % over twelve months, after +75 % in five years. Supply is rising (+11 %) and sales are falling (-11 %): this is the year when the first-day price decides everything.

Magog is pricier than Sherbrooke ($585,000 vs $460,000) and slower (63 days vs 23), but cheaper than the lake periphery ($690,500). For a seller, the comparable is not the house next door but the house with the same water access, view and exposure; for a buyer, checking the certificate of location (shoreline strip, dock, septic system) is the point that makes or breaks the deal. Province-wide, the APCIQ counted 6,502 residential sales in August 2026 (-7 % year over year) and 42,276 active listings (+21 %), with 12,482 new listings (+13 %). Median prices are holding: $497,501 for a single-family home (+2 %, 47 days), $405,000 for a condo (+1 %, 60 days) and $715,500 for a plex (+11 %, 50 days). Since January, 64,327 sales (-5 %).
