As of September 17, 2026, across 17,508 single-family sales read on Centris between September 16, 2025 and September 16, 2026, the cities where the price paid strays furthest from the asking price are Westmount (95.56% of asking), Kirkland (96.23% of asking), Beaconsfield (96.88% of asking), Dorval (97.07% of asking), Saint-Lambert (97.2% of asking). At the other end, Rimouski (100%), Sainte-Julie (100%), Sherbrooke (100%), Lévis (100.65%), Quebec City (102.5%), where most houses go at or above asking. Median days on market range from 5 days in Lévis to 52 days in Westmount. Two markets in the same province

In Westmount, the price paid is 95.56% of asking and only 7% of houses go above the listed price: the buyer negotiates. In Quebec City, the ratio is 102.5% and 61% of sales close above asking: the seller sets the terms. In between, most suburban cities sit around 99% of asking, with a median discount in the $19,900 to $25,000 range.

Days on market explains almost everything

The fastest cities are Lévis (5 days), Quebec City (5 days), Beloeil (7 days); the slowest, Westmount (52 days), Candiac (31 days), L'Île-Perrot (28 days). In every city, houses sold above asking go within days, while those sold below asking take three to six times longer. Days on market is therefore the best indicator of negotiating leverage, ahead of the city itself.

Method

Single-family listings switched to "sold" status on Centris (Matrix) between September 16, 2025 and September 16, 2026. For each listing: asking price, sale price and days on market. The sold ÷ asking ratio is computed listing by listing, then the median and quartiles are taken across the city's sales. Sales at exactly the asking price are counted separately from those above and below. Merged cities are taken as a whole (Montreal 19 boroughs, Quebec City 6, Laval 13 sectors, Longueuil 3, Gatineau 5, Lévis 3, Sherbrooke 4, Saguenay 7, Terrebonne 3, Repentigny 2). Only aggregates are published, never a listing.

Frequently asked questions

How much can you negotiate on a house in Quebec?

It depends on the city and on days on market. Across the 52 cities tracked, the median ratio between price paid and asking price runs from 95.56% in Westmount to 102.5% in Quebec City. The median discount, when there is one, ranges from $10,000 to $145,000 depending on the city and the price of the house.

In which cities do houses sell above asking?

Leading the list: Quebec City (61% of sales), Lévis (57% of sales), Sherbrooke (48% of sales). These are also the markets with the shortest days on market.

Why do expensive houses get negotiated more?

Fewer qualified buyers, so less competition and more time on the market. Every city page gives the median ratio by price bracket, and the gap between the lowest and highest bracket shows up everywhere.

Do these figures include private sales?

No. Only listings brokered and closed on Centris. A private sale has no comparable published asking price.
