Pointe-Claire or Dollard-des-Ormeaux: where to buy in the West Island in 2026?

Comparison · Pointe-Claire vs Dollard-des-Ormeaux · 2026

The lake and the train in the south, the wide choice of cottages in the north: here is how to decide between Pointe-Claire and Dollard-des-Ormeaux by budget, commute and profile.

Pointe-Claire and Dollard-des-Ormeaux are the West Island's two big cities and represent its two QPAREB sectors: the south, on Lac Saint-Louis, with the 20, the stations and the future REM ($820,000 median house in the second quarter of 2026, -2 % year over year, +13 % in five years, 38 days, 325 houses active); and the north, between the 40 and the Rivière des Prairies ($760,000, +1 %, +22 % in five years, 42 days, 502 houses active, the island's widest choice). Pointe-Claire sells the Village, the lake and the station; Dollard sells the family cottage on a curved street, the Civic Centre and the price. The choice: $60,000 more for the lake and the train in Pointe-Claire; more house and more choice in Dollard.

The price: Pointe-Claire or Dollard-des-Ormeaux?

Pointe-Claire sits in the southern sector, $60,000 more expensive in median ($820,000 vs $760,000), because Lac Saint-Louis, the Village and the proximity of the 20 and the stations pull prices up, and because Beaconsfield and Kirkland, in the same sector, weigh upward. Dollard-des-Ormeaux is the heart of the northern sector, where the 1960s to 1990s cottages and semi-detached homes look alike and compare easily. In five years, the north rose more (+22 % vs +13 %, the region's weakest rise for the south). The condo is more expensive in the south ($517,500 vs $418,500).
