Real estate broker · Hochelaga-Maisonneuve and Mercier · QPAREB Q2 2026 figures
The east-end borough where a house still sells under $700,000 ten stations from downtown: the 2026 market and how we work there.
In Mercier–Hochelaga-Maisonneuve the median single-family home sold for $627,750 in Q2 2026 (-1 % year over year, +22 % in five years) in 32 days, and the condo for $428,250 (+3 %, +23 % in five years) in 37 days, with 296 condos active. It is the borough where the house remains the most accessible on the island after Montréal-Nord, with the metro on foot (eight green-line stations), and the market favours sellers in every range (3.1 to 4.9 months of inventory). A healthy market, neither overheated nor in surplus, where the difference is made by knowing the streets: Hochelaga in transition, Maisonneuve around the market, Mercier-Est residential.

Hochelaga, west of Pie-IX between Sherbrooke and the port, is the sector in transition: renovated plexes, condos in plexes, above the median for the renovated, below for the original. Maisonneuve, around the market and Parc Morgan, is the most elegant and the most stable. Mercier-Ouest (Viau to Cadillac) and Mercier-Est (to Honoré-Beaugrand) are the house sectors, duplexes and bungalows from the 1950s to 1970s, where delays are shortest and where the volume of single-family sales happens. Near the Olympic Park, condos attract buyers who want the metro and the Botanical Garden. The good deals of 2026: Hochelaga's unrenovated plexes and Mercier-Est bungalows listed for more than 40 days.
Mercier–Hochelaga-Maisonneuve sells fast because it is the last borough on the island with a metro where a family buys a house under $700,000: first-time buyers hesitating between the east and the South Shore converge there. For a buyer, that means a pre-approval in hand, a viewing within 48 hours and an offer built on comparables rather than on the asking price. For a seller, it means the right price draws several offers the first weekend, and a price 5 % too high loses that window.

For a family who wants a house or a plex on the island under $700,000 with the metro on foot and the Olympic Park as a backyard, it is one of the best entry points. Hochelaga is still changing; Mercier is residential and calm.
