Real estate broker · Beauport · QPAREB Q2 2026 figures
Quebec City's east end, between the river and the falls, where the house goes in 19 days and supply is starting to recover: Beauport's 2026 figures and how to sell and buy there.
In Beauport, the median single-family home sold for $467,000 in Q2 2026 (+10% year over year, +64% in five years) in 19 days, with 152 active listings (+38%); the condo for $310,000 (+5%, +74% in five years) in 16 days, with 173 listings. The market is a seller's in every range (1.6 to 2.9 months of inventory), as in the whole Quebec City agglomeration ($485,000, 15 days). Beauport is Quebec City's east end between the river, the Montmorency Falls and the Laurentians: Old Beauport and its old houses, Giffard and Courville with their 1950s to 1970s bungalows, the recent neighbourhoods to the north, and the Dufferin-Montmorency highway to downtown in fifteen minutes. We sell there to families who find here the agglomeration's most affordable house after Limoilou, and to Montreal buyers who discover Quebec City by price.

Old Beauport and avenue Royale line up old houses and heritage properties, above the median for renovated ones, with views of the river and Île d'Orléans. Giffard and Courville, between boulevard Sainte-Anne and the Félix-Leclerc highway, make the volume with their 1950s to 1970s bungalows and semi-detached homes, at or below the median, fifteen minutes from downtown. The recent neighbourhoods north of the highway, toward boulevard Louis-XIV and Sainte-Thérèse-de-Lisieux, offer 1990s to 2020s houses and new condos, at or above the median. Montmorency, near the falls and the island bridge, keeps the quiet streets and the waterfront. The good deals of 2026: Giffard's original bungalows to renovate, and condos, whose supply (173) exceeds that of houses.
Beauport sells in under three weeks because it is the family entry level of the Quebec City agglomeration, whose market has been the country's fastest for two years (15 days) with prices up 63% in five years; Limoilou first-time buyers and Charlesbourg families compete for houses under $560,000. What changes in 2026: 152 listings, +38% in a year, the strongest supply increase in eastern Quebec City. For a seller, the street's price still draws offers the first weekend, but a house overpriced by 5% now has a competing neighbour; for a buyer, it is the first window in two years to visit twice and condition the offer on inspection.
