The waterfront properties of Lac Saint-Louis and Lac des Deux Montagnes (Notre-Dame-de-l'Île-Perrot, Terrasse-Vaudreuil, southern Pincourt) are the market above $950,000, where inventory exceeds sixteen months: the seller prices on the last three comparable waterfront sales and prepares distribution toward the West Island, the buyer has time. Pincourt and central L'Île-Perrot line up the 1960s-to-1990s bungalows and cottages that make the volume, at the median, and go in a month when well presented. Notre-Dame-de-l'Île-Perrot offers the recent houses on large lots, above the median. Condos, near boulevard Perrot and the stations, are the slowest segment (72 days): the buyer negotiates.
Île-Perrot sells its median house in 40 days because West Island families find the water, two stations and a house $150,000 to $200,000 below Pointe-Claire. Above $950,000, waterfront properties pile up (16.3 months of inventory) because buyers at that price compare with Beaconsfield, Baie-D'Urfé and Hudson: it is Vaudreuil-Soulanges's most negotiable high end. Condos, at 72 days, follow the same logic: wide supply, patient buyer, price set on the building's sales.
