La Petite-Patrie, between Saint-Laurent and Papineau south of Jean-Talon, is the densest and priciest sector per square foot: converted plexes, condos in plexes, Jean-Talon Market and Little Italy. Old Rosemont, around Promenade Masson and the first avenues, keeps the most sought-after houses; the Angus sector lines up 2000s-to-2020s condos, the easiest to value. The east, between Pie-IX and the Botanical Garden, is where a plex or a condo stays below the median; north of Bélanger, toward Villeray and Saint-Michel, is where first-time buyers still find a condo under $450,000. The good deals of 2026 are condos under $280,000 (10.2 months of inventory, buyer's market) and the east's plexes to renovate.
Rosemont sells fast because demand from families and investors exceeds the supply of plexes, and because buyers arrive with a pre-approval and an inspector booked. For a buyer, that means viewing within 48 hours, offering within 72 and knowing how high to go on the comparables, not on emotion.
