Villeray west, around Saint-Laurent and De Castelnau station, is the most sought-after and expensive sector, above the median: plexes from the 1920s to 1950s, cafés on rue Villeray and rue Jarry, Parc Jarry. Villeray east, toward Papineau and Saint-Michel, is more accessible and makes the volume. Saint-Michel offers the borough's cheapest plexes and condos, below the median, with quiet residential streets north of Jean-Talon. Parc-Extension, west of the railway, sees prices rise along avenue du Parc and near the Université de Montréal's MIL campus while keeping affordable housing to the north. Villeray sells fastest on the island because it offers Rosemont's life at a lower price and because its buyers, mostly first-timers and young families, arrive with a pre-approval. For a buyer, that means viewing within 24 hours, offering within 48 and knowing the ceiling on the street's closed sales. For a seller, the first weekend makes the price, and a plex priced on a borough average rather than on Villeray west's sales is undersold by tens of thousands of dollars.
