The buyer compares your unit with those in the same building and with the new units, and negotiates: the price is set on the building's last three sales, adjusted for the floor, the view, the parking and the fees. What makes the price, building by building

In the recent towers near the 20, Fairview and the future REM station, the price is set on the tower's own sales of the last six months, by floor and orientation, and the unit is compared with the new units delivered next door: the view, indoor parking, storage, the amenities (pool, gym) and the fees make the gap. In the three- and four-storey buildings of the Village and the streets near the lake, the price is set on the neighbouring buildings: walking distance to the lake and the Valois station, the balcony and the condition reassure a buyer who pays for character. In the 1970s to 1990s buildings north of the 20, the reserve fund, the Bill 16 study and the absence of a special assessment make the sale.

The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. The documents the buyer will ask for, ready before launch

The calendar that works for a condo

  1. Weeks -4 to -2: document request to the syndicate (count two weeks), certificate of location, seller's declaration, invoices.
  2. Weeks -2 to -1: decluttering, neutral paint, professional cleaning; the common areas get photographed too (lobby, gym, pool, terrace).
  3. Launch day, a Thursday: professional photos and video, floor plan, dedicated page, Centris, targeted campaigns aimed at the sector's condo buyers, in English and French.
  4. The first weekend: grouped viewings, offers conditional on the documents (5 to 10 days), the inspection and the financing.
  5. Through to the notary: 30 to 60 days; condo fees and taxes are adjusted at the occupancy date.
