The island suburbs' most expensive condo, with the lake, the station and a REM without a date: here are the 2026 prices in Pointe-Claire, the buildings, new versus resale and what to read before offering.
Buying a condo in Pointe-Claire in 2026 means buying in the most expensive condo sector of the island's suburbs: a $517,500 median in the southern West Island in the second quarter (with Dorval, Beaconsfield and Kirkland), 44 days on market, 211 active listings, in a seller's market under $1.23 million. Supply runs from the 1970s to 1990s buildings near Fairview and the 40 to the recent projects near the Pointe-Claire station and the future REM (western branch without a confirmed date), and the rare Village condos with a lake view. A West Island condo costs $34,500 more than one on the whole island ($483,000) and $113,500 more than one in Vaudreuil-Dorion ($381,000), just across the bridge. The bilingual, pre-approved buyer who reads the reserve fund before offering has the advantage.

The condo there is the product of West Island retirees selling their house and of young anglophone households who want to stay: few towers, many three- and four-storey buildings, and recent projects near the stations. Central Pointe-Claire, around Fairview, Highway 40 and boulevard Saint-Jean, concentrates the 1970s to 2000s buildings and the recent projects with elevator: the market's volume, with fees that often include the pool and indoor parking, and reserve funds to read in buildings over 25 years old. The Pointe-Claire and Valois station sector (Vaudreuil-Hudson line, future REM) sells the buildings near the train, the resale argument. Pointe-Claire Village and the Lac Saint-Louis shore have a few rare, expensive condos with a view. Dorval, next door, offers the condos near Dorval station slightly cheaper; Kirkland and Beaconsfield have few co-ownerships. The northern sector (Dollard, Pierrefonds, $418,500) is the cheaper alternative.
New construction concentrates near the stations (Pointe-Claire, Valois, Dorval) in anticipation of the REM: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months, and a price that already includes hopes for the train. The resale dominates: 5- to 40-year-old buildings, immediate occupancy, tax-included price, reserve fund to check with the Bill 16 study in the older Fairview buildings. In a 44-day market, an offer conditional on the documents negotiates, especially in 1970s and 1980s buildings.
