The number that matters is not the raw amount, it is the proportion: in Pointe-Claire, annual fees represent 0.92% of the sale price. The highest fees in Pointe-Claire sit in buildings from 1980-1999 ($677 a month), the lowest in those from 2000-2009 ($417).
Across all 39 cities the curve is U-shaped, and it is the most useful result of this series: buildings from 1979 and earlier run $327 a month, those from 2020 onward $298, while everything in between, 1980 to 2019, sits around $264 to $266. Both ends cost more, for opposite reasons: in older buildings the major repairs are arriving; in new ones the contingency fund is finally being funded properly, plus amenities (gym, pool, concierge) cost money to run.
This is the single most expensive trap in buying a condo. Unusually low fees in a thirty-year-old building almost always mean an underfunded contingency fund: the syndicate has not set the money aside, and the bill will come back as a special assessment, in one payment. Under Quebec's Bill 16, a contingency fund study is mandatory and must be updated every five years. Ask for it, along with the maintenance logbook and the minutes of the last three meetings. A building that cannot produce them has already told you something.

Across the 39 cities tracked it is clear: median fees go from $275 for a one-bedroom to $275 for a two-bedroom and $270 for a three-bedroom, while the price climbs from $300,000 to $462,750. In other words, the building sets your fees, not the size of your unit. A large condo in a plain building often costs less in fees than a studio in a tower with a pool and a concierge.
