The market belongs to the seller under $1.23 million (1.8 to 5.2 months of inventory) and to the buyer above (13.5 months), where the large homes on Lac Saint-Louis and in Beaconsfield sit. In August, the island sold for $820,000 in 57 days. Dorval sits in the affordable part of this sector: its 1950s to 1970s bungalows and cottages generally sell below the $820,000 median, which places them in the range where the seller leads (1.8 to 3.5 months of inventory); only the lakefront properties and the large homes of Old Dorval fall into the slow range.
